Munich, 03 August 2026 – KINGSTONE Real Estate has acquired a residential development in Wuppertal on behalf of its fund “KINGSTONE Bezahlbares Wohnen Deutschland”. The vendor is project developer “TEAMRHEINRUHR”. The scheme comprises two multifamily residential buildings with a total of 78 apartments across approximately 6,100 sqm of residential space. Of these, 52 units will be delivered as publicly subsidised affordable housing, while the remaining apartments have been designed to meet the needs of senior residents. The development provides a total gross lettable area (GLA) of around 7,000 sqm, including a daycare centre and a small commercial unit intended for a café. Construction started in July 2026. The acquisition benefits from public financing provided by NRW.BANK, including subsidised loans with partial debt forgiveness. The parties have agreed not to disclose the purchase price.

With this acquisition, KINGSTONE Real Estate continues to expand the portfolio of its fund “KINGSTONE Bezahlbares Wohnen Deutschland”, which focuses on investing in residential developments that provide long-term affordable rental housing.

Sustainable urban development

The project is part of the “Heubruch” neighbourhood in Wuppertal’s Barmen district. The development spans a site of approximately 55,000 sqm and includes multifamily residential buildings alongside terraced and semi-detached houses, complemented by open community spaces.

The buildings acquired by KINGSTONE Real Estate will be constructed to the BEG 40 energy-efficiency standard and will incorporate rooftop photovoltaic systems, extensive green roofs and rainwater retention systems.

Located within an established inner-city neighbourhood adjacent to the Wuppertal Nordbahntrasse, the development benefits from good public transport connections, including the city’s suspended monorail and several bus routes. A broad range of local amenities is available in the immediate vicinity, some of which are within walking distance.

HEUSSEN Rechtsanwaltsgesellschaft mbH advised on legal and tax due diligence. Technical due diligence was carried out by Case Real Estate GmbH, environmental due diligence by Arcadis Germany GmbH, and location analysis by iib Consult GmbH.
